Whilst owners are entirely free to make their own private arrangements for rental income, we offer purchasers of Colibri Court apartments the option of a Guaranteed Rental Return Programme for the first two years of ownership. This is how it works:

- On 1st January each year owners are paid the rental in advance for the year at 6% of the purchase price - US$37,500 for ground floor apartments and US$40,500 for an upper floor apartment based on current prices.

- Owners will be entitled to use the apartment, or an equivalent, for two weeks per year free of charge and will be offered preferential rates on additional weeks if they require them. The FOC weeks must be nominated in advance.

- All utilities, phone, cable TV, Internet and water charges will be met by the developer, owners will only be responsible for the community and condominium charges.

- The programme will run for two years from 1st January 2009, and owners will have the option to renew.

- In order to participate in the Guaranteed Rental Return Programme owners will need to furnish their apartment to the same standard as the show home - you may do this yourself or we can provide a design and acquisition service for you.

Alternatively, for owners who wish to enjoy a greater level of personal occupancy of their apartment, Jolly Villas can provide a regular source of rental return during the weeks their apartment is vacant. Our minimum expectation is to obtain 20 weeks bookings each year, but with Antigua becoming evermore a year-round holiday destination this could realistically be exceeded.

The illustration below shows the expected income based on 20 weeks bookings. The Annual Costs include the Community and Condominium Fees and property insurance. The Weekly Rental Costs for utilities, greeting of guests and airport pick-up and drop-off, maid and laundry service at the beginning and end of the booking will be about US$300. The Rental Commission is 20% of the rental value.
